I have recently been working with several first time home buyers in purchasing their first home. Many people are a little nervous about the process and want to be sure they are making a good decision. Having someone familiar with the market that knows the process will make everything go smoothly and will give buyers peace of mind about venturing out into home ownership. The market is unique right now in Utah with a low inventory of homes for sale and a lot of buyers. In this market sometime sellers will price their homes too high (hoping that the lack of inventory will give them a buyer at the inflated price.) However, in some cases this can backfire and end up resulting in a lower sales price in the end. Making sure you price your home correctly if you are selling and also being sure you are paying a fair market price for your home as a buyer, is a very important part of the process.
I recently showed some clients a home that they were considering purchasing. There was not much out there for sale, but they loved the property location and were considering the home even though it needed a lot of updates. I was quickly able to pull up some SOLD comparables in the area and look at all of the interior pictures of the homes that previously SOLD to compare it to. After analyzing the information I was able to inform my buyers that the home was well overpriced for the size, condition and the need for updating. Several other homes in the area that were updated were selling for the same or a lower price than this home (it was very outdated and would require a considerable amount of money to fix up.) I ran a report and cost analysis taking into consideration price per square foot, garage space, number of bedrooms/bathrooms etc. and it was clear that this property was over priced and not worth the investment.
When you are buying a home with an experienced professional, you can breathe and know that they will help you make a good decision on your biggest investment.
